Fiesta Beach Resort is being built by a reputable builder with a good track record and we have personally been to see previous developments to check the finish and we have been told the finish in Fiesta will be even better. Fiesta Beach Resort is located in Al Ahyaa which is around 10km from El Gouna and a 20 min drive from Hurghada Airport. The resort will have 3 swimming pools towards the beach area at the front of the resort and comprise of 152 apartments with a selection of studios, 1 and 2 bed apartments. You also have the possibility of joining apartments to create larger ones. The apartments on Fiesta Beach Resort are already a very good size though and much larger than other resorts, but still cheaper.

Studio 40.2m2 (Gross) – $14,070 or £10,613 limited availability at this price

1 bed 68.94m2 (Gross) with amazing sea views – $37,917 or £28,541 limited availability as some are already sold

Huge 1 bed 89.46m2 (Gross) at such a low price – $35,784 or 26,927

2 bed 119.9m2 (Gross) – $41,993 or £31,675

2 bed 2 bath 121.54m2 (Gross) – $54,693 or £41,202

There are a couple of other sizes available which we can discuss if you are interested in this beachfront resort but a 1 bed 89.46m2 (Gross) is amazing.

Payment Plan

10% Reservation Fee

30% paid on signing contract (approx a month after reservation)

10% paid on completion Dec 2018

50% paid interest free quarterly payments until Dec 2019 but get the keys on completion, so the quicker you buy the longer you have to pay the 50% which means lower payments.

We can offer a 5% discount for cash purchase and multiple purchases. If buying in US$ it could be possible to get a better exchange rate and save more money by using our currency brokers in London.

Maintenance Fees

This is an annual charge which covers the upkeep and maintenance of the communal areas, such as the beach, lifts, the pool, corridors, lighting etc… The fees differ slightly depending on the size of apartment. See below:

All apartments are based on price per m2 – $9 per m2 per annum so for example the 40.2m2 (Gross) studios would be $361.80 per year with a 5% increase after 3 years


Additional buying costs

Independent Solicitor – The one we recommend charges our clients £500 for all legal searches, contract review AND includes the Signature Validation, paid after reserving the property and before any contracts are signed.

Connection to utilities – $400 paid on completion of apartment and key collection

Furniture – This will depend on what items you require and Rivermead Global have been chosen as the preferred supplier on this resort. We will have a show apartment furnished ASAP. You are of course free to choose your furniture from anywhere, but we will be offering our clients some great deals and special offers when the time comes to furnish.

Completion Schedule

Completion is due the end of May 2019 however the developer is expecting to finish sooner.
