Overview

Sky Villas is a unique luxury gated community of villas located about 5 mins drive from Senzo Mall, 10 mins from Sahl Hasheesh, 20 mins from Hurghada and the International Airport making it a great location especially with Senzo Mall so close (use this link to view the facilities available at Senzo Mall (www.senzomall.com). With prices from as low as 1,550,000le and as they are priced in EGP but can be exchanged to US$, Euro or Sterling if required at the day’s exchange rate. With the current weakened EGP it is a fantastic time to be buying in another currency for example if buying in Sterling these are the same EGP price but half the Sterling price they would have been last year, so a twin villa would have cost you approx £141,000, same for US$ and Euros.

Most of the villas have access to the large communal pools and landscaped garden areas, with a choice of views, pool view, garden view, mountain and desert view or sea view. Some of the plots also give the owners the possibility of adding their own private swimming pool or Jacuzzi, but as mentioned above it is first come first served if you want the best plots available to add a pool or have the best views contact us ASAP.

There will also be an onsite retail centre and sports facilities, plus many more facilities, each villa has it’s own garden area and some will have their own private parking space behind or to the side of the villa. There are 202 villas planned and being built in 4 Zones.

There are Four types of villas available and the prices shown are for a standard finish (spec sheet attached) however, as these are so unique and individual you also have the opportunity to sit down with the developers and choose your own interior, so upgrade the marble, paint the walls different colours, choose different ceramics for the bathrooms, you can also choose your own bathroom fittings, everything can be customised at a price.

Single (detached) villas – with a living space of 195 m2 on 2 floors and a garden area of 165 m2 (there is the possibility of 3 floors but very limited availability see the blue circled plots on the attached master plan) These are designed as 4 bed 3 bath villas with a small kitchen area however, most owners have removed the downstairs bedroom to make the kitchen area larger and the whole downstairs open plan living as you can see on the interior photos attached.

Twin (semi-detached) villas – with a living space of 195 m2 on 2 floors and a garden area of 100 m2 (there is the possibility of 3 floors but very limited availability see the blue circled plots on the attached master plan) These are designed as 4 bed 3 bath villas with a small kitchen area however, most owners have removed the downstairs bedroom to make the kitchen area larger and the whole downstairs open plan living as you can see on the interior photos attached.

Deluxe villas – 5 bed and 3 bath with a living space of 250 m2 on 2 floors and a garden area of 200 m2 (there is the possibility of 3 floors but very limited availability see the blue circled plots on the attached master plan)

King Villa – 7 bed and 6 bath with a living space of 450 m2 on 3 floors and a garden area of 200 m2

These prices have been given until end of Dec 2017 they are subject to change without notice and we have already been informed there will be a price increase from January 2018

Payment Plan

5% reservation fee, 45% on contract signing and then 50% paid in monthly or quarterly payments over the following periods with various interest rates:

12 months – 0%

24 months – 2% interest per year

36 months – 3% interest per year

We can offer a 50,000le discount for cash purchase.

Maintenance Fees

This is an annual charge which covers the upkeep and maintenance of the communal areas, such as

The pools, roads, landscaping, lighting etc…

To avoid any non-payers and the possibility of the maintenance not being done there is a one off payment of 15% of the villa price paid on completion, this is the maintenance paid for life as the money is put in an account and the interest used to cover the maintenance.

Additional buying costs

Independent Solicitor – The one we recommend charges our clients £750 for all legal searches, contract review AND includes the Signature Validation, paid after reserving the property and before any contracts are signed.

Connection to utilities – We are working on having this included in the villa price, this is the only detail we are waiting to confirm but we wanted to get the information out and we can discuss this further.

Furniture – This will depend on what items you require and Rivermead Global have our own furniture company and have been furnishing properties in The Red Sea since 2009. You are of course free to choose your furniture from anywhere, but we will be offering our clients some great deals and special offers when the time comes to furnish.

Completion Schedule

Zone 1 completion is due mid 2018

Zone 2 completion is due late 2018

Zones 3 and 4 plus all the retails and sports facilities pools etc… within 2.5 years
